(January 2018) It is with great pride that Hokanson Companies, Inc. (HCI) enters its 80th year since it was founded. Maynard Hokanson started the company at the request of the Hume brothers who owned the Hume Mansur building, a 12-story medical building in downtown Indianapolis located at 23 East Ohio Street. Stephen Hokanson joined the company in 1971. At that time, HCI managed approximately 700,000 square feet of space and occupied space in the Hume Mansur Building. Lots has happened since then, HCI currently manages approximately 7 million square feet of space in 7 states. HCI also has a very vibrant Leasing and Brokerage group, a Development group and a Construction group, in addition to its Property Management group. All four disciplines cross each other allowing HCI to give their clients the best Commercial Real Estate services available.
(August 2017) Hokanson Companies, Inc. is pleased to announce that Stephen Bolton has been promoted from Construction Manager to Director of Construction Services. Stephen joined Hokanson Companies in 2012 and handles all aspects of the construction phases from design to completion. He excels in bringing Owners, Architects and Contractors together to work as a team to insure successful projects.
(June 2017) Hokanson Companies, Inc. is pleased to announce a new development for a 25,000 square foot freestanding Ambulatory Outpatient Facility located in Innovation Park in Greenwood, Indiana to be occupied by St. Vincent Health, Inc. and owned by a physician investment group. Hokanson will develop, construct and upon completion will provide asset management services. The project consists of a new, ground up building located on the vacant lot on the OrthoIndy Campus. The building will be a single-story steel framed structure with stone, brick, composite metal cladding and metal siding on the exterior.
(May 2017) Construction completed on a new 8,600 square foot professional medical office building for American Health Network primary care located at 10421 East County Road 100 North in Avon, Indiana. This new medical facility has 15 exam rooms, 3 procedure rooms, laboratory and staff support spaces. Hokanson Companies, Inc. provided full development and leasing services, obtained interim financing, provided construction services and is now providing property management services for this building.
(May 2017) Ground breaking ceremonies were held on May 22, 2017, for the VA South Hillsborough Community Based Outpatient Clinic. The 20.7 acre tract of land will be transformed with 482 parking spaces and a one-story, 65,000-square foot clinic that will provide primary care services to more than 10,000 veterans living in the South Tampa area. More than 4,500 of them reside in Sun City Center. The facility will provide primary and specialty care, preventative care, mental and behavioral health treatment and telemedicine services. It will offer audiology, MRIs, X-rays, CAT scans, ultrasound, physical therapy and labs, plus on-site prescription service.
(October 2016) Hokanson Companies, Inc. is developing a 28,000 square foot building for the United States Department of Agriculture located in Sarasota, Florida. Hokanson Companies will co-develop and co-own this building.
The building is part of the Sterile Insect Release Program the USDA used to control the Mediterranean fruit fly and other insects in southern Florida.
(September 2016) Hokanson Companies, Inc. is excited to announce it is developing and constructing a primary care Medical Building on West 10th Street in Avon, Indiana for American Health Network. The building, which has the capability of being expanded, will accommodate the growth needs of this very successful practice. This project is to be scheduled for completion in the second quarter of 2017.
(September 2016) The Department of Veterans Affairs recently awarded Hokanson Companies, Inc. a new VA Outpatient Clinic project. This project is located in Riverview, Florida which is a suburb on the south of Tampa, Florida. Architectural services are being provided by NIKA Solutions and Doster Construction Company is the general contractor.
The new single story, 65,000+ square foot, outpatient center will be located on a 20 acre site in one of the fastest growing communities in Tampa. The building has a central corridor with shared waiting areas and with dedicated spaces for audiology, laboratory, mental health, PACT (which is a primary/specialty care suite), pharmacy, prosthetics and a full imaging suite including MRI, CT and general radiology. This project will pursue a LEED Silver certification for Healthcare upon completion.
Hokanson Companies is providing development services for the new building and will manage it upon occupancy. It is an exciting opportunity for Hokanson to continue our work for the VA and provide a new facility to our veterans.

Hokanson Companies, Inc. recently completed the renovation of the 8 – 9th floors of the Lacy Building located at 54 monument Circle, Indianapolis Indiana.
The existing space was totally gutted to the original building structure and built back in a way that reflects the company’s new image.
Hokanson Companies not only managed the construction, but helped in the selection of the architect, negotiated architectural contract, helped with specialty vendor selections and management, managed owner vendors, coordinated the move-in/out and set-up of temporary space during construction, and maintained the entire project budget.
The LDI project mobilized in the fall of 2014 and was completed in May of 2015.

This represents the third expansion of the 290,000 SF HVCC manufacturing facility since 2003. This project is scheduled for completion in October of 2014.

Hokanson Companies, Inc. has broken ground on a medical office building to be occupied by American Health Network in Avon, Indiana. Architectural & Engineering services are being provided by BSA LifeStructures.
The new single story, 27,000+ square foot, medical office building will be located on the Southwest corner of Avon Marketplace and US Highway 36. The building will feature 38 Exam Rooms and Procedure Rooms, a full imaging suite including MRI and CT. It will also feature an Express Care Clinic operated during normal business hours, extended hours and on weekends for unscheduled or walk-in patient visits.
Hokanson Companies is providing development, construction, leasing and management services in the new building.
American Health Network will be relocating its Prestwick Pointe Office and will begin providing services in the new facility in December 2015.

Hokanson Companies, Inc. has completed the construction of a warehouse and manufacturing facility in Shorter, Alabama for Halla Visteon Climate Control Alabama Corporation (HVCC). This new 70,000 square foot warehouse/manufacturing building is connected to the existing HVCC 290,000 square foot manufacturing facility. This represents the third expansion to the Shorter Plant opened in 2003.
The plant currently has over 500 employees and provides climate products including heating, ventilation and air conditioning (HVAC) units and front end modules for various vehicle manufacturers.
This latest expansion was completed in October 2014.

The Board of Governors of BOMA International elected Boyd R. Zoccola, executive vice president, Hokanson Companies Inc., BOMA/Indianapolis, as Chair and Chief Elected Officer for 2011-2012.
Zoccola has spent 20 years in commercial real estate, including roles owning, operating and developing real estate. He has been involved in BOMA International in a variety of capacities, both on the local and international levels. He served for four years on the BOMA International Executive Committee and six years on the Finance Committee. He has also been active in BOMA´s Medical Office Buildings Committee. He served as president of BOMA/Indianapolis from 2007-2009.
Zoccola joined Hokanson Companies Inc. in 1989. In his role as executive vice president, he focuses the majority of his efforts in the area of development and has been intimately involved in the development of more than $500 million of real estate. He is an Indiana Real Estate Principal Broker.

Hokanson Companies, Inc. co-developed the new VA Jacksonville Outpatient Clinic built near the Shands Jacksonville Hospital in Jacksonville, Florida.
This $56 million dollar, two-story, 135,000 sq. ft. facility allows the clinic to offer expanded medical services for women, primary care, and radiology. In addition to new equipment to service the VA population, the building contains 2 outpatient operating rooms and 6 endoscopy suites.
The facility was built to provide emergency shelter for veterans and included redundant systems throughout. The building has potable water and fuel to operate for 4 days at full capacity in the event of an emergency.
The building began providing expanded services to veterans in the Jacksonville area in 2012.
Hokanson Companies, Inc. was involved in all aspects of the award and development process.

Stephen J. Adams joined Hokanson Companies, Inc. in January 2000 and is a key leader of the firm’s leasing and brokerage group. Mr. Adams has excelled at maintaining strategic relationships, while providing expert real estate transaction guidance. Mr. Adams has been involved in leasing and investment sales throughout Indiana and North America. Mr. Adams is a graduate of Indiana University.
Christopher M. Horsley joined Hokanson Companies, Inc. in 1997 while completing his degree in Civil Engineering at Purdue University. Mr. Horsley brings leadership and technical expertise to the firm’s construction and development efforts with experience from greenfield sites to extensive renovations. The firm’s medical and financial institution projects have benefited from Mr. Horsley’s professional and engineering background.

This project, located in Greenwood, Indiana, involves the development of a two-story, 77,600 sq. ft. medical office building and hospital outpatient department. It was completed in October 2010. The two-story OrthoIndy South building contains 4 outpatient operating rooms, a full imaging department, physical therapy department and 41 exam rooms.
The interior finish materials for this state-of-the-art medical facility are all of superior quality, consisting of high-grade carpet and tile floors, as well as high-grade wallcovering in the common areas. The mechanical systems for the building including HVAC and controls were specified and included the highest quality, most efficient system we could deliver given the building size.
Hokanson Companies, Inc. has been and will be involved in all aspects of this development from site and building development, creation of ownership entity, interim and permanent financing and leasing and brokerage services, as well as continuing property management.
This project was owned by Limited Liability Company which includes principles of Hokanson Companies, Inc.
