In commercial real estate, build-to-suit construction is a delivery method in which a property is designed and constructed specifically to meet the operational, spatial, and branding needs of a particular tenant.
Unlike traditional construction, where developers build on speculation and then market the finished space, build-to-suit projects begin with the tenant’s requirements and tailor every aspect of the design to those needs from day one. Instead of adapting an existing building or settling for a generic layout, the tenant collaborates with a developer (and often an investor or owner) to create a facility that supports their current operations and future growth.
These projects are often secured through long-term lease agreements, though some can be structured as ownership arrangements. What sets build-to-suit apart is the tenant’s deep involvement in key decisions, including site selection, space planning, infrastructure, and architectural finishes.
