Industrial companies outgrow their facilities faster than almost any other property type. The variables that make an industrial facility work are often structural, tied to the foundation, roof height, loading configuration, and utility infrastructure, and changing them after construction is neither simple nor cheap. Manufacturing facilities have to support the physical weight and infrastructure demands of production itself. For most modern distribution operations, 32 to 36 feet of clear height is a common design target, though the right number always depends on the specific racking strategy and equipment in use. Column spacing affects how vehicles and equipment move through the space and how production or storage systems can be arranged.

Floor load ratings need to account for the static weight of machinery, the dynamic loads from forklifts and material handling equipment. The lease in a build-to-suit arrangement also typically requires a longer initial term, reflecting the custom nature of the investment and giving the developer the stability to justify it.

What the Industrial Build-to-Suit Process Looks Like

The typical sequence for an industrial build-to-suit warehouse project follows a clear progression, though timelines vary based on site conditions, permitting requirements, and the complexity of the building program. The phases below reflect how most industrial build-to-suit projects move from concept to occupancy.

  • Site identification and analysis. This phase involves finding land that can support the intended industrial use, with the right access, zoning, and utility infrastructure. Proximity to transportation corridors, labor markets, and key supply chain partners are all part of the site evaluation.
  • Building program definition. The developer and the tenant work together to define the full specification list, including square footage, clear height, dock configuration, floor load requirements, and power capacity. This is where operational requirements get translated into architectural direction.
  • Permitting and entitlement. This phase covers zoning approvals, environmental reviews, and all required construction permits before any ground is broken. Depending on the jurisdiction and site complexity, it can take several months and often sets the overall project timeline.
  • Construction and oversight. Warehouse construction proceeds under construction management oversight, keeping the developer, general contractor, and tenant aligned with original specifications and on schedule throughout the build.
  • Startup and move-in. Final inspections, utility commissioning, and punch list completion happen here. A well-managed startup means the tenant takes occupancy of a fully functional, operationally ready facility with no delays.
